It goes without saying that any seller wants their house to sell fast and at top dollar. In order for potential buyers to even consider moving in, they really need to be able to envision themselves living in the house. Successful staging is the key to making a buyer feel they have found their dream home. You need to highlight the good, downplay the bad, and stage so that it appeals to a wide range of prospective buyers.

 

Boost curb appeal

It is important to remember that first impressions matter! If you thought the tour starts when the buyer enters your home, think again. The second they pull up to the house they are going to decide whether it’s worth checking out. Sprucing up the outside is the first step in getting your house ready for a successful sale.

  • Make sure to clear away clutter (toys, bikes, junk should be stored away)
  • Keep your landscaping fresh and blooming
  • Walkways should be clean and paved
  • Wash front windows for a clear view of the interior
  • Refresh paint on porch, door, and windowsills if there are any cracks or chips

 

Get your house sparkling clean

If you don’t want to spend money sprucing up your home, at the very least it should be sparkling clean. From the floors, to the windows, to the counters, every corner of your house should be scrubbed down from top to bottom. Remember, potential buyers want to envision themselves in the space, and they wont be able to if your dinner from last night is sitting on the counter.

Potential buyers are looking at more than just the paint colour on your walls; they are inspecting every detail of your home. To prepare your house for a fast sale you must remember that details matter! Whether its fix ups on the foundation or cosmetic touch ups, they all contribute to what looks like a well cared for home.

  • Finish up any unfinished repairs or projects
  • Set the table
  • Replace burnt light bulbs
  • Add fresh linens in all bathrooms
  • Make sure bedding is crisp and well made
  • Add eye catching details like fresh flowers, candles, and mirrors

 

Consider a fresh paint job

Orange walls might be your thing, but it’s safe to say that they are not suitable for everyone. Don’t feel you have to completely avoid colour, just be aware that brighter choices are not going to please everyone. Choosing neutrals like grey or beige will do a better job of showing off your home and appealing to a larger pool of people. If walls are chipped or dirty, it helps to add a fresh coat so that the house looks fresh and crisp.

 

Eliminate clutter

The key to selling your home is having it look spacious, clean, and ready to be moved into. While personal heirlooms and family pictures are sentimental to you, buyers want to be able to envision themselves living in your home. When clearing things out, keep the things that make your home functional, but get rid of things that are just taking up space. Countertops should be clean, cupboards organized, and wall units clear for the next homeowner’s belongings.

 

Accessorize Appropriately

Once you have decluttered the space, you do want to add in some accessories to give your home some character. You want to keep the space looking streamlined and clean, but you also want it to look like someone lives there. Coffee table books, lots of lighting fixtures, art, mirrors, and plants can help to inject personality into a space. It’s important to remember that everyone has a different style preference, so be wise in your choices. Aim to use furnishings that are homey yet fresh and contemporary so that the space looks well maintained and timeless
